Phase 1A and 1B currently have 89 lots. The design of future phases will be based on community need and demand.
Is Peninsula a gated community?
Yes.
May I store a boat at Peninsula?
The current plan, subject to change, includes an open yard for homeowners to store boats on site. Many homeowners may prefer to store their boats at nearby marinas, offering both dry storage and wet slips.
If I live at Peninsula, can I become a member of the adjacent Turtle Point Yacht & Country Club?
Yes, if membership is available and you meet the club’s requirements.
Who are the approved builders at Peninsula? How are builders selected?
Currently, there are two approved builders, with plans to expand to five or six. Each approved builder will pay a 3% coordination fee to the developer. We are working with builders to provide a presentation on each.
Can I use a builder who is not already approved to build at Peninsula?
Yes, but there will be insurance requirements and a 4% coordination fee.
What are the Peninsula Homeowners Association fees, and what do they cover?
HOA dues are projected to be $400.00 per month, subject to change.

- Homeowners can start construction in October/November 2025 after planning with the architectural team.
What is the process to secure a lot?
Starting June 8th, a Reservation Agreement will be available, requiring a $5,000 non-refundable deposit (unless the developer does not proceed). This agreement reserves a specific lot and allows entry into a Purchase and Sales Agreement with
the developer, expected by December 15 2024/January 15, 2025. This binding contract will require a 10% purchase price deposit in escrow, non-refundable unless the developer defaults. Closing on lot will take place estimated August/October of 2025.
What is the time a buyer has to build on the lot once it’s closed?
All buyers will need to start construction within 24 months after closing on the lot, all buyers will have the ability to ask for a 1-year delay and the developer will grant a one-time delay of one year.
By what means can I access Turtle point from the property?
Currently we plan to have a boat shuttle service in the summer months and a SUV shuttle service in the other months to get owners back and forth to the golf course.
Are detached garages allowed to be built?
Not at this time, some lots may require it due to size or topo and we will address per lot.
Can I purchase more than one lot and built on both of them?
Yes
What are the setbacks for building? Side/Back/and Front?
7.5 feet on Sides and 15 feet on Front and Back
Can I build a three-story home?
No, this is not allowed.
Will there be full time security in the community?
